General Inspection Services

• We give an unbiased inspection to prospective buyers or sellers of new existing homes, condominiums, mobile homes, and multi-family units.  A complete report is given covering all aspects of the condition of the residence from foundation to roof, including mechanical systems such as heating, plumbing and electrical.  Only those items that are visible and accessible by normal means are included in the report.

Limitations

A home inspection is not intended to detect design and building code compliance, nor cosmetic deficiencies. Comments on cosmetic conditions such as painting, wallpapering, and carpeting are excluded. It is not intended to determine air or water quality, nor the presence, absence, or type of insulation or asbestos. Determining the presence or absence of lead paint, or any toxic or hazardous materials or substances, environmental hazards, rodents, insects or pests is beyond the scope and purpose of a home inspection.

Inspection reports are furnished on an opinion only basis. They are made in the best exercise of our ability and judgement, solely for the information of our clients. Our survey is a visual inspection and we must respect the property rights of the owner, and for that reason, we do not conduct any destructive testing, nor can we interpret nonvisual, obscured or concealed faults
